Taking advantage of the sloping site, a dramatic 22-meter-high atrium enclosed by a large-scale glass screen has been realized with the completion of Sumitomo Realty’s Kojimachi Garden Tower.
The primary design challenge was how to create a 22-meter-high transparent atrium using glass panels as large and seamless as possible. By utilizing the site’s natural topography, the project establishes a strong visual connection between the upper and lower spaces while pushing the limits of economy, fabrication capability, and structural performance to achieve the maximum feasible glass dimensions.
Particular attention was given to the corner details, where the design further develops the approach first explored at Sumitomo Fudosan Shiodome Building. By employing horizontal glass fins, a highly open and visually unobstructed corner façade was achieved.
Although manufacturing constraints ultimately required the FINBOX dimensions to be increased beyond the original intention, the spatial impact experienced when viewing the atrium from above remains truly striking and powerful.
